Like many success stories, the story of Colony Ridge began with recognizing a challenge: for too many hardworking families, the dream of owning land feels out of reach. And, too often, traditional systems like bank loans get in the way.

Our mission is simple but powerful: to give everyone the opportunity to own land and build a better future for their family.

It began with the purchase of a single tract in Liberty County. That land became Montebello, our first subdivision. It also became the foundation of a growing community built on accessibility, affordability, and opportunity.

The response was immediate. Families saw more than land—they saw a chance to plant roots, start businesses, build homes, and shape a future. To meet the overwhelming demand, we expanded beyond Montebello, developing six thriving subdivisions that now make up Colony Ridge.

But land is just the beginning. From the start, we’ve invested in infrastructure—clearing roads, laying drainage systems, and connecting essential utilities—to help our customers not only live, but thrive here.

We’re building more than subdivisions. We’re building community:

  • We partnered with El Norte Property Owners Association to care for shared spaces and encourage community pride.

  • We helped establish a Municipal Management District (MMD) to guide long-term planning in areas like Santa Fe.

  • We donated land for schools, including campuses for Cleveland ISD and ILTexas, so families have educational choices close to home.

What began as one neighborhood is now one of the fastest-growing residential communities in Texas and home to thousands of families from all walks of life.

Early 2010s

Vision and Land Acquisition

  • Founders identify a need for affordable land and housing near the Greater Houston area, particularly for families priced out of traditional developments.
  • Large parcels of land in Liberty County are acquired to begin developing a master-planned community with flexible financing options.
2011–2013

Infrastructure Investment Begins

  • Initial roads, drainage systems, and utilities (water, sewer, power) are installed to support the first phase of development.
  • El Norte Property Owners Association (POA) is formed to help maintain shared spaces and coordinate with law enforcement and community services.
2014

Residential Lots & Financing Model Launched

  • Colony Ridge Land, begins selling residential lots with financing, removing traditional credit barriers. 
  • Hundreds of lots sold, many to families building their first homes.
2015

Community Growth & Schools

  • Significant population growth within the community prompts a focus on educational infrastructure.
  • Land donated to Cleveland ISD for new school facilities.
  • Road expansion projects begin to connect neighborhoods with major thoroughfares and the Grand Parkway (SH-99).
2016–2018

Partnership with Municipal Management District (MMD)

  • Colony Ridge works with the state to establish a Municipal Management District to oversee public improvements and long-term maintenance.
  • MMD and POA partner to maintain parks, green spaces, splash pads, sports fields, and the Administration Building.
2019

Public Safety Expansion

  • POA initiates an agreement with the Liberty County Sheriff's Office, funding 10 full-time deputies assigned exclusively to Colony Ridge.
  • An additional three constables are contracted to enhance neighborhood patrols and public safety.
2020

Expansion of Educational Partnerships

  • Land and infrastructure were donated to the International Leadership of Texas (ILTexas) charter school network.

  • First ILTexas school opens within the community, offering a new educational option for residents.
2021

Further Development of Amenities

  • Continued growth leads to the expansion of community amenities, including planned sports fields, playgrounds, and expanded park spaces.
  • Events at the Administration Building grow, offering weekly activities including church services, ESL classes, family programming, and civic engagement opportunities.
2022–2024

Regional Recognition & Growth

  • Colony Ridge becomes one of the fastest-growing residential developments in Texas.
  • Recognized for its alternative path to homeownership that has helped thousands of families buy land and start a new chapter.
  • Continued road and drainage system upgrades enhance livability and support long-term sustainability.
